ADA COUNTY

MEDIAN SALES PRICE —

  • While overall sales prices remained relatively flat in April, the gap between original list price and final sold price narrowed from about $13K in March to $8K in April.
  • The median sales price of newer resale homes (under 20 years old)) sold in Boise increased slightly this month which may be the reason for a slight increase in Ada County overall in April.

HOMES SOLD —

  • Resale home sales increased across all age bands in April compared to March, with the strongest growth occurring among the newest and oldest resale homes.
  • There was a substantial increase in the number of homes sold in Boise this month (+32% over numbers seen in March). The average age of a home sold in Boise was 41 years old, this is 5 years older on average than the age of homes sold in Boise in March.

PENDING SALES —

  • This is the fourth month in a row that pending sales have increased in Ada County. The number of homes currently pending sale is at its highest point since April 2022.
  • Only 52% of homes currently pending sale are set to close in May, and additional 18% are set to close in June. 71% of homes set to close in May are located in Boise and Meridian, compared to 67% of homes sold in April.

INVENTORY —

  • Nearly half of all inventory was added within the last month, with Boise making up a larger share of these newer listings. If trends continue, many of these recently added Boise homes could sell in May.
  • 30% of homes in overall inventory are new homes that have been on the market for over 30 days. Over half (54%) of these homes are located in Eagle or Meridian and have been on the market over 100 days.

DAYS ON MARKET —

  • Resale homes aged 31-80 years old continue to have the lowest average days on market of any other age bracket in Ada. These homes sold after 21 days on average in March and 17 days on average in April.
  • Average days on market dropped from 31 days to 26 days for homes sold in Boise from March to April. This is the same location that saw a significant increase in sales volume in April.

"April's market activity shows buyers are continuing to engage when homes are priced correctly, especially in Boise where sales activity and pending contracts saw strong growth. We're seeing momentum build across Ada County with faster sales timelines, rising pending activity, and a steady flow of new inventory heading into the busy summer season."

CANYON COUNTY

MEDIAN SALES PRICE —
  • Median sales price, $429,945, remained similar this month. The median price has ranged from $420,000-$440,000 for all of 2026.
  • The median sales price of homes in Middleton increased by almost $100,000. This increase also came with an increase of the number of homes sold in Middleton.
  • Homes aged 31-50 saw their median sales price rise 35% to $459,500 in April following a decline in March.

HOMES SOLD —

  • 508 homes sold in April, this is the most homes to sell in Canyon County since before 2025. This was somewhat anticipated at the end of March because of the high number of pending sales.
  • The number of homes sold aged 1-5 years more than doubled in April (from 26 to 68) and accounted for 13% of the homes sold in April.

PENDING SALES —

  • 457 (53%) of the pending home sales are set to close in May which will likely lead to another monthly increase in the number of sales.
  • Pending sales were on the market for an average of 34 days. Homes in Caldwell tended to be on the market for less time on average (25 days).
  • Homes in Star and Wilder seem to be selling faster on average. In Star, most homes selling are new.

INVENTORY —

  • Inventory increased slightly in April. This came after an increase in March. The median price of these homes stayed the same.
  • About half of homes on the market are new homes. 44% of these homes are in Nampa, while 28% are in Caldwell, and 23% are in Middleton.
  • 70% of homes on inventory in Middleton are classified as new.

DAYS ON MARKET —

  • Every age of home experienced a decrease in average days on market except for homes aged 51 or older. These older homes increased about an average of a week.
  • The average DOM of newer resale homes decreased by almost four weeks (26 days) in March, homes 6-10 years old were also on the market for about 3 weeks (23 days) less on average compared to February.

"Canyon County saw strong momentum in April with the highest monthly sales total in over a year, faster market times, and continued buyer activity across both new and resale homes. Pending sales remain elevated heading into May, signaling continued demand as inventory and sales activity expand across the county." ~Susan Weaver, Boise Regional REALTORS® 2025 President

ADA COUNTY

MEDIAN SALES PRICE —

  • Homes sold in Meridian comprised 31% of sales in January, compared to 36% of homes sold in December. The median sales price of homes sold in Meridian has trended ~$50-75K lower than Ada County overall for the past six months.
  • The most affordable homes in Ada County continue to be located in Kuna where the median sales price of homes sold in January was $424,990.

HOMES SOLD —

  • Sales declined in January for both new and resale homes in Ada County. The decline was most significant for resale homes between 11-30 years old (-39% in sales volume from December to January). Despite this drop, sales still remain at a slightly higher level than this point in 2025.
  • Out of all cities in Ada, Meridian saw the largest drop in sales this month (-30%), mainly due to decline in new home sales.

PENDING SALES —

  • 63% of homes included in pending sales were originally designated as pending sale in January 2026. 80% of homes that were originally designated as pending sale before January 2026 are new homes (compared to 47% of homes that changed to pending sale in January 2026).
  • Homes set to close next month (48% of current pendings) are slightly more likely to be new homes (40%) than homes sold in Ada County in January (36%).

INVENTORY —

  • 35% of homes currently in inventory were added in January. One-third of these homes added are located in Meridian where the vast majority are new homes. In overall inventory, 60% of homes are new. Homes added in January were evenly split between new and resale homes.
  • Madrone Heights in Kuna and Centerville in Meridian currently have 32 homes in inventory, the most of any other subdivisions in Ada County.

DAYS ON MARKET —

  • There is a significant discrepancy between the days on market (DOM) and cumulative days on market (CDOM) for younger resale homes sold in Meridian and Eagle this month. DOM averages the number of days properties have been actively marketed from the time they are listed until they go under contract. CDOM provides a broader view by continuing to count days if the property is taken off the market as long as it is relisted within 90 days.

"January brought a natural seasonal slowdown in Ada County, with fewer sales but a healthy jump in pending activity. We're also seeing pricing influenced by where homes are selling, especially with fewer of the more affordable Meridian properties closing this month. In a market this nuanced, having a REALTOR® who understands local trends city by city truly makes a difference. " ~Susan Weaver, Boise Regional REALTORS® 2025 President

CANYON COUNTY

  • The median price of homes 81 years or older decreased by $48,500 (15%) in January.

HOMES SOLD —

  • 96 fewer new construction homes sold in January (-45%). They accounted for 44% of total sales, compared to 52% in December.
  • 103 fewer homes sold in Nampa (-46%) in January and accounted for 45% of total sales, compared to 55% in December.
  • While sales slid month-over-month, resale sales carried closings for year-over-year comparisons, rising by 12.6%.

PENDING SALES —

  • Even with the drop of sales, the number of pending sales at the end of January was higher than it has been in months (609), about half of these homes are set to close in February.
  • 63% of the pending sales (381) are new homes. 77% of these new homes are either in Caldwell or Nampa.
  • The median price of homes pending sale is $465,990 and had been on the market for an average of 53 days.

INVENTORY —

  • 37% of the homes on inventory were added in January; the other homes on the market have been on the market an average of 108 days.
  • 67 homes on the market have already dropped their listing price by $40,000 or more. These homes have been on the market for an average of 166 days.
  • New resale homes (aged <1-10 years) have the highest average list prices of homes on the market.

DAYS ON MARKET —

  • The average DOM for houses sold in Canyon County increased slightly to 63 days in January. This is two weeks longer than the average DOM in Canyon County for all of 2025 (49 days). In January, a home in the 11-20 month age group sold that had been on the market for a year and a half which did slightly skew the average by two days.
  • Homes in Caldwell in January tended to be on the market on average longer than in the other cities in Canyon.

"While sales dipped in January, pricing in Canyon County has remained remarkably steady over the past year. New construction continues to play a significant role, particularly in Nampa and Caldwell, even as buyers take a little more time to make decisions. This kind of steady but shifting market is exactly where experienced guidance adds real value." ~Susan Weaver, Boise Regional REALTORS® 2025 President

"December brought a noticeable shift toward new construction, with more buyers finding opportunities in newly built homes at lower price points. While prices softened a bit, activity remained steady. This tells us buyers and sellers are still meeting each other, just with a little more care and intention as the year closed." ~Elizabeth Hume, Boise Regional REALTORS® 2025 President
